Groundbreaking marks official start of phase two of £65 million Lynfield Mount Hospital redevelopment

Bradford District Care NHS Foundation Trust has reached a major milestone in the redevelopment of Lynfield Mount Hospital as the Trust has officially broken ground on phase two of the programme.

In January 2026, the Trust received final approval from the Department of Health and Social Care to proceed with its ambitious plans to redevelop Lynfield Mount Hospital’s central building.

The redevelopment follows a phased approach of planning, building and refurbishing over three years and all hospital services will continue throughout.

Phase one of the programme focused on enabling works to prepare the site for work to begin. This included the creation of a new staff car park and woodland wellbeing walkway for visitors to the site, temporary relocation of the main entrance and demolition of the former Estates and Facilities offices.

The redevelopment team has now officially broken ground on phase two of the redevelopment. This next stage will deliver a new two-storey, two-ward block featuring 100 percent en-suite facilities, alongside the refurbishment of communal areas within the central building.

Therese Patten, Chief Executive of Bradford District Care NHS Foundation Trust, said:

“This is a really exciting milestone for the Trust and our ambitious plans to deliver a facility that better supports the recovery and wellbeing of our people who use our services.

“The upgraded facilities will significantly enhance the experience of our patients and will help them to return to their communities as soon as they are able.

“The modernised spaces will also create a better working environment for our colleagues, supporting the Trust’s ambition of being the best place to work.”

To commemorate breaking ground on the second phase, a small celebration event took place at Lynfield Mount hospital with those who have been connected to the project over the years.

“Breaking ground on phase two of the redevelopment is the culmination of years of planning, commitment and support and I would like to thank everyone who has been involved with and supportive of the project so far,” says Therese.

In March 2026, the Trust signed a contract with McAvoy, one of the UK and Ireland’s market leaders in the precision manufacture of modular buildings, who arrived at Lynfield in April to prepare the site to begin phase two.

Modular construction involves creating sections of a building (known as modules) in a factory-controlled environment, which are then transported to site and assembled.

Using this approach means the buildings are constructed offsite which reduces disruption to both our services and neighbouring residents when compared with traditional build methods.

Martin O’Neill, Contracts Director at McAvoy said:

“Our offsite manufacturing approach directly supports the delivery of flexible, healthcare accommodation, while maintaining high standards of quality and minimising disruption on site. We look forward to working closely with the Trust to help create an environment that supports patients, staff and the long-term future of the estate.”

Phase two of the programme is expected to be completed by autumn 2027, when phase three will commence.

The overall redevelopment is currently scheduled for completion in early 2029.

“It’s fantastic to see work underway at Lynfield Mount Hospital – a major step forward for mental health services in Bradford, supported by £65 million of government investment.

“High-quality, modern facilities are essential to supporting recovery, and this new development will provide patients with a safe environment alongside improved spaces for the staff who care for them.

“This investment reflects our commitment to strengthening mental health services and ensuring they are fit for the future.

“There is more to do, but projects like Lynfield Mount show the real progress being made for patients, staff and local communities.”
