Lynfield Mount redevelopment
In January 2026, we were given the green light to proceed with our ambitious plans to redevelop Lynfield Mount Hospital’s central block and create a facility that supports the recovery and wellbeing of our service users.
This £65 million investment will significantly improve the facilities, creating more modern, safe, therapeutic and recovery-focused facilities for service users and a better working environment for staff.
The redevelopment plans that have been developed with staff, patients, families, and partners will follow a phased approach of planning, building and refurbishing over three years and work to prepare the site is already underway.
All the hospital services will continue throughout the development and once the construction work starts, we’ll be working hard to minimise any disruption on-site.

Our plans
The redevelopment will include the:
- Refurbishment of Lynfield Mount’s current central building.
- Upgrading of bedrooms on two existing wards to provide 100 percent en-suite facilities.
- Construction of a new two-storey ward block.
- Safe outdoor garden spaces and recreational areas are also planned as part of the redevelopment to help support patient recovery and wellbeing.
Phases of the redevelopment

Enabling works to prepare the site for the redevelopment are currently underway.
The Estates and Facilities team has relocated to Osprey House to allow for the demolition of the former Facilities offices (bungalows).
Phase one will also include the creation of a new temporary hospital entrance and reception area.
This follows an upgrade and relocation of staff parking facilities to the rear of the grounds, with a woodland wellbeing walk for everyone visiting the site.

Beginning in spring 2026
The second phase of the redevelopment will be delivered through two separate projects: Phase 2a and Phase 2b.
Phase 2a
Creating a two-storey new-build ward block and a new hospital entrance.
Phase 2b
Refurbishing the central building.

Phases three and four will involve the refurbishment of the existing Ashbrook Ward and Oakburn Ward bedrooms to provide 100 percent ensuite facilities.
Phase three is expected to begin in autumn 2027.
Phase four is expected to begin in summer 2028.

Whilst redevelopment work takes place on the Lynfield Mount Hospital central building, the main reception area has been temporarily relocated.
To access the new temporary main reception, please enter Gate Two of the site, follow the road straight ahead to the end and enter the building on the left (opposite the Highfield Unit/Moorlands View building), through the white doors.
Signage will be in place around site to guide you and drop off, visitor and disabled parking bays are available nearby.
Please only use Gate One for access to the buildings on the left of the site, including the Nursery, Najurally Centre and Daisy Hill House.

The first phase of the Lynfield Mount Hospital redevelopment programme involved enabling works to ensure the site was ready for redevelopment work to begin.
This included the creation of a new barriered staff car park, temporary relocation of the main reception and clozapine clinic to allow safe access for patients, visitors and staff during the redevelopment work and demolition of the former Estates and Facilities offices (known as the bungalows).
Phase one is now complete.

In March 2026, the Trust signed a contract with McAvoy, one of the UK and Ireland’s market leaders in the precision manufacture and delivery of modular buildings.
Modular construction involves creating sections of a building (known as modules) in a factory-controlled environment, which are then transported to site and assembled.
Using this approach means the buildings are constructed offsite which reduces disruption to both our services and neighbouring residents when compared with traditional build methods.
The McAvoy teams arrived at Lynfield Mount Hospital in April to prepare the site which included the installation of hoarding.

P+HS Architects, the company leading on the design of the Lynfield Mount Hospital redevelopment, hosted engagement sessions on the site, giving service users and colleagues the opportunity to share feedback and influence the proposed final finishes for the redeveloped spaces.
During the sessions, they presented suggested colour palettes and finishes for both ward and non-ward areas, alongside a 360-degree virtual reality headset experience to help people visualise how the redeveloped spaces could look.

From Monday 8 June, for approximately two weeks, the contractors working on the redevelopment of Lynfield Mount Hospital will be receiving a high volume of trucks to their site compound each day.
During this time, please take extra care when entering and exiting the site through Gate Two. Please follow all signage, stick to designated paths and pedestrian crossings and be aware of moving vehicles at all times.
The increase in traffic may cause minor delays. If you are attending an appointment, please allow additional time for your journey to and from the site.

Frequently asked questions

Lynfield Mount Hospital has been developed incrementally over time, with separate, unconnected units around a space-inefficient large central block
Its 1950s design reflects the institutionalised and restrictive mental health care of that time and does not support patient wellbeing and recovery – leading to longer hospital stays and high out-of-area bed days – and it does not provide the best place to work for staff.
The aged building’s inefficient machinery and facilities require costly and frequent maintenance repairs.

The refurbishment will also include a newly designed hospital entrance to give a bright, warm and welcoming space and much-needed upgrades to communal areas and infrastructure.

The redevelopment has been carefully planned to minimise disruption to services through its phased approach.
All services will continue to run as normal throughout the redevelopment but we will need to temporarily relocate some areas to another part of the building to allow work to be completed.

The Trust previously bid for New Hospital Programme (NHP) funding but was not shortlisted.
However, the Department of Health and Social Care agreed to provide £50m of funding towards a more focused redevelopment of Lynfield’s central block. A further £15 million has also been allocated to the redevelopment from the West Yorkshire Integrated Care System.
This will enable us to create a more modern, recovery focused environment that will enhance the experience of our service users and colleagues within the allocated budget framework.

The redevelopment is currently expected to be complete in early 2029.
